Industry data on internet leads has been depressingly consistent for a decade — typical conversion sits in the low single digits, and the first agent to make contact wins a disproportionate share. That's not a lead quality story. That's a response story.

Does it handle the "just browsing" answer well? Most AI setters are built for hard qualification and treat a soft answer as a dead end. In real estate that answer is the majority of your future business. The system must route it to a long nurture, not a trash bin.
Does it sync with your CRM properly? Follow Up Boss, kvCORE, Sierra, Lofty — whichever you use has to be the system of record. A second database is a guaranteed failure.
Can you read every transcript? You'll learn more about your market from 200 transcripts than from any market report.
Does it disclose it's an AI when asked? Not optional. Getting this wrong is a licensing and reputation risk, not a clever growth hack.
What happens at handoff? The best setups warm-transfer a live, qualified lead to the agent's phone while the person is still on the line.

You do not need an enterprise stack. You need five things wired together:

What the First 90 Seconds Should Actually Say
The script matters more than the technology, and most AI setters in real estate use a script written by someone who has never taken a lead call.
What works, in order:
Reference the specific property or search. "I'm calling about the three-bedroom on Maple you looked at" beats "I saw you were interested in real estate" by an enormous margin. The lead needs to know this isn't a blast.
Ask one open question first. "Are you looking to buy in the next few months, or still getting a feel for the market?" This single question sorts hot from long-term better than any scoring model, and it doesn't feel like an interrogation.
Then the four qualifiers: timeline, price range, whether they need to sell first, and whether they're already working with an agent. That last one is the question agents avoid and shouldn't — knowing early saves everyone time.
Offer two specific times, not "when works for you." Open-ended scheduling loses appointments.
Escalate immediately on any buying signal. "We're touring this weekend" should trigger a live transfer, not a calendar link.
Write this from your own best conversations, then read the first 200 transcripts and fix what confuses people. That loop is worth more than switching vendors.
